Last week’s Greensboro City Council meeting had several parcel reviews, namely the annexation approvals for 134 acres for Forr Properties of Atlanta.
The initial rezone request was for a planned commercial development along I-20 and Highway 44. Forr Properties intends to build a significant development of both homes and retail along this busy corridor of the city. Surrounding land use is currently zoned as agricultural districts and commercial.
Forr Properties also gained approval at its second hearing to the council for 42 acres to be annexed into the city. This property abuts city property and is slated to be assembled with surrounding property to a planned commercial and housing development. In total, over 170 acres were annexed for future plans. Earlier calls to Forr Properties have gone unanswered.
It was approved with several following conditions including a maximum of 70 percent of residential housing, a minimum of 15 percent of open-air green space comprised of courts or gardens, housing density of eight dwellings of a continuous structure, proper designation of assigned parking per unit depending on size, minimum setbacks of 10 feet, and site compliance of 20 feet between each structure.
Another significant total acreage plot comprising more than 50 acres was approved at its first hearing with the council.
It has been recommended to incorporate residential property at 1211 Armour Circle along with neighboring parcels. The acreage has already been designated by both the county and the City of Greensboro to be a residential development.
Currently owned by Mojo Development of Greensboro, it will be part of planned unit development. Future development may impact city services, but its annexation is compliant with the city’s future land use.
Another parcel expected to be part of a 50-acre plot was approved at its second hearing to the council.
Located on Veazey Road, the 3.10 acres were recommended to be zoned as a low-density residential district. Both parcels are being annexed to prevent any county islands.
