County considers several new developments

The Greene County Board of Commissioners met on Dec. 9 to discuss several significant developments that could lead to construction in the area.

To begin the meeting, the Board of Commissioners considered a preliminary plat request for Macallan Capital LLC, a real estate development company, on behalf of Harbor Club.

The proposed project, named Harbor Point, is a subdivision site adjacent to Lake Oconee’s Harbor Club and will cover 15.17 acres with 79 townhome units.

The 15.17 acres would consist of 1.5 acres in the road right-of-way, 7.5 acres within lots, and 6.65 acres in the designated area for common property.

Harbor Point is zoned under the Planned Unit Development category. The Building and Zoning office determined that the request complies with the Greene BOC and the Georgia Plat Acts’ established guidelines. The monthly meeting lasted roughly 2.5 hours, with multiple citizens raising concerns about the project’s qualifications. Greene County BOC Chairman Gary Usry held the Harbor Point section in a similar format to a public hearing due to multiple pages of requests to comment.

The Harbor Point preliminary plat discussion lasted for approximately an hour and a half of the Tuesday evening meeting. Usry moved to approve the preliminary plat. Still, the board of commissioners ultimately concluded the issue with a 3-2 vote to table the request until the January meeting for further discussion.

In the next point of discussion, the board of commissioners reviewed a request for a conditional use permit for a distribution center for SFG Development Services LLC.

The Development services company is an authorized agent for Bandit Holdings LLC, which plans to implement the distribution center, “Project Azalea,” on 20.42 acres.

The BOC initially approved a conditional use permit for a portion of the property on April 22. Still, SFG Development Services later rescinded its application and plans to increase the parcel size. SFG Development Services is now filing a new application requesting that the distribution center be measured at 77,500 square feet.

According to the request for board action, Project Azalea intends to operate throughout the day and employ 100 to 130 individuals. The project is zoned Light Industrial and would be located in the East Greene Community Character area.

The request for board action additionally noted that the facility is expected to generate 40-50 trips per hour for all vehicles and should “align with existing ambient noise generated by nearby uses and roadways.”

The BOC made a motion to table the request until its Dec. 18 called meeting.

In their last zoning and subdivision discussion, the commissioners heard a consideration of a request for a Conditional Use permit for Brandon Burgess as an authorized agent for Singleton Assets and Operations LLC. The company’s project would occupy 3.94 acres and include a boat dealership with outdoor storage.

According to the request, the applicant plans to implement 27,548 square feet of retail space for the “sales and light maintenance of the recreational watercraft.” 

The space would additionally include a pro shop, an office, and a boat display area.

The Board of Commissioners approved Burgess’s conditional use application for the boat dealership project.
