Greene County BOC approves business complex

During its March 11 meeting, the Greene County Board of Commissioners approved a zoning change from A1 to B2 for 34.8 acres located at 4631 Lake Oconee Pkwy., paving the way for a professional/business complex.

According to the concept plan submitted by applicant Dell Law Firm, the complex will consist of nine buildings ranging from 8,000 to 30,000 square feet. It will feature a mix of business and professional offices and a medical clinic.

The following conditions were placed on the property:

• all buildings adjacent to Hwy. 44 must have a front entrance facade facing Hwy. 44;

• a minimum 25-foot Type B vegetative buffer must be established and maintained along Hwy. 44adjacent to any hardscape or building;

• a minimum 25-foot setback is required for all hardscape improvements from the new Hwy. 44 easement as required by the Georgia Department of Transportation;

• the only permitted uses allowed for this rezoning include business occupations, professional offices, and transitory clinics;

• signage for this development must be limited to only a monument sign as allowed by the sign ordinance;

• overall parking lighting must be limited to concealed light sources and project a maximum of three footcandles over the parking areas and four footcandles for pedestrian-hazard areas (steps, significant level changes);

• all sides of the building that may have an impact on adjoining developments must be treated with an architectural finish of primary materials (i.e., brick, wood, and stone) unless other materials demonstrating equal or greater quality are used;

• and parapet walls or mansard roofs must be tall enough to hide all mechanical equipment from public view.

In other business, the BOC approved an alcoholic beverage license for Tin House (formerly Lamai Ban Thai Kitchen), named the road accessing the county annex as Annex Campus Drive, approved contracts for third-party probation services, approved FY24 budget amendments, approved an agreement with Complete Land Services for airport obstruction clearing and fencing improvements, and appointed Lynn Cobb to the Northeast Georgia Regional Solid Waste Management Authority.
